For investors
Direct ownership. A defined development process.
How Landex brings sites, capital, and independent builders together for Chicago infill housing.
Direct Ownership and Governance through JV and SPV
A project is organized through its own ownership entity. The governing documents define capital contributions, decision rights, reporting, fees, and distributions. Terms are specific to each project and are reviewed before any commitment.
Two strategies, different exit mechanics
Build & Hold follows construction with leasing and property operations. Build & Sell follows construction with a sale. Financing, cash requirements, expenses, and the timing of distributions differ. Neither structure removes construction or market risk.
- Build & Hold: leasing, operating expenses, reserves, and financing affect cash available for distribution.
- Build & Sell: sale proceeds first satisfy closing costs, outstanding obligations, and the agreed distribution sequence.
From introduction to documentation
An introductory conversation establishes your questions, timing, and investment parameters. Project-specific materials, diligence, legal documentation, and funding instructions follow separately. A website inquiry is not a commitment.
Project reporting
Project-specific reporting covers construction progress, budget changes, draws, and the applicable operating or sale milestones. Access to investor records is separate from the public website.
